When we arrived, the customer service representative did not provide us with any information about the property or surrounding area, even though it was our first time visiting. We received our parking pass, but the parking spaces were extremely narrow and difficult to park in due to the limited space. When we got to our room, which included a kitchen, we were disappointed to find that it was very outdated. The floors, furniture, and balcony all had peeling paint, making the room appear poorly maintained. We also found several cockroaches in the kitchen and one crawling near the door, which was very concerning. The online photos are not an accurate representation of what you actually receive. The only highlight of our stay was the easy walk to the beach, which was enjoyable. Unfortunately, the condition of the room and the lack of maintenance made our overall experience disappointing.

We had Leaking water and Black Mold in our room (#84). We booked this place through RCI. The location is perfect, the staff were helpful and the pools were well maintained. I was awakened to the sound of water dripping and noticed water was coming from the ceiling and dripping onto the bed and nightstand. I called the front desk and they quickly sent a maintenance person up to take a look. I did get a call later that they had vacuumed up the water and thanked me for letting them know as it could have been much worse. The next morning, the dripping started again. I asked the desk clerk if they had fixed the leak. He mentioned that it was the caulking around the tub that was causing the leaking. When the shower is used, some water goes to the room below (warm thoughts). He mentioned that we could move to another room and he gave me a key to room 40. This room was not clean and smelled very musty. These are the lock off rooms have no window to open and allow for cross ventaltion. We decided to go about our day and come back later. When we came back, the water was still dripping. We asked at the desk and they said that the issue was resolved at 8:30 am. We decided to

Spacious condo with a well-stocked kitchen, perfect for easy meals. Beds were super comfortable, everything spotlessly clean, and the staff friendly and helpful. Prime location right on the beach with an amazing Gulf view. Loved the nice pools and hot tub for relaxing. It's a bit dated in decor, but very comfortable and well-maintained overall. Highly recommend for a chill SPI getaway!

I recently stayed at the Royale Beach and Tennis Club during spring break and it was disappointing from the moment we arrived. The staff was rude and unwelcoming right at check-in. We booked a unit for six people, but they only provide one parking pass, which makes no sense for a group reservation. Anyone visiting has to pay for another parking pass, and anyone under 30 has to buy a wristband, which just feels like another unnecessary fee. When we walked into our room it smelled horrible and was clearly not cleaned properly. The room was dirty and we even saw roaches. When we asked staff to help with the smell, they just brought a small Air Wick that barely worked. The rug by the entrance was also filthy and had to be removed after we complained. There were also issues with the property itself. The power went out, and there was no communication from staff. On top of that, while cleaning the hot tub, the dirty water was literally being drained into the pool, leaving visible dirty water in it. Overall, between the rude staff, extra fees, dirty room, and sanitation concerns, this was not a good experience.
